Measuring for Setbacks
Front, rear, side and alley setbacks are to be measured from property lines. It is the property owner's
responsibility to determine the location of their property lines. The City of Mosinee has four residential,
four commercial, two industrial and two industrial park zoning classifications. Each of these classifications
has different permitted uses, setback requirements and other characteristics.
R-1: Single Family Residential
Primary permitted use: Single family homes
Minimum lot size: 10,000 square feet
Minimum lot width: 90 feet
Minimum setback from property lines: Front yard - 30 feet; Rear yard - 35 feet; Interior side yard - 10 feet;
Corner side yard - 20 feet; Alley - 5 feet
R-3: Single Family Residential - High Density
Primary permitted use: Single family homes and duplexes
Minimum lot size: 7,200 square feet
Minimum lot width: 60 feet
Minimum setback from property lines: Front yard - 20 feet; Rear yard - 30 feet; Interior side yard - 8 feet;
Corner side yard - 15 feet; Alley - 5 feet
R-4: General Residence
Primary permitted use: Single family homes, duplexes, and apartments
Minimum lot size: 7,200 square feet or 1500 square feet per unit, min. 7200
Minimum lot width: 60 feet
Minimum setback from property lines: Front yard - 20 feet; Rear yard - 30 feet; Interior side yard - 8 feet;
Corner side yard - 12 feet; Alley - 5 feet
R-5: Agriculture and Estate
Primary permitted use: Single family homes
Minimum lot size: 2 acres
Minimum lot width: 270 feet
Minimum setback from property lines: Front yard - 30 feet; Rear yard - 35 feet; Interior side yard - 90 feet;
Corner side yard - 90 feet
